1. Scope of this Policy

This Privacy Policy describes how Share This Listing (the "Service") collects, uses, and discloses information from users of share.myagentpage.app and sharethislisting.com (the "Site"). The Service is operated by Find A Home, Inc., a Tennessee corporation, in cooperation with eXp Realty, the Tennessee real estate brokerage of record (TN Firm License #262943). When this Policy says "we," "us," or "our," it refers to Find A Home, Inc. and its operators of the Service.

This Policy applies to all users of the Service: real estate agents who submit listings, homeowners who submit For Sale By Owner ("FSBO") listings, buyers who submit inquiries on property pages, and visitors who browse the Site or leave a support tip.

This Policy does not apply to information eXp Realty may collect from you in your separate capacity as a buyer or seller represented by an eXp agent. eXp Realty's own privacy practices are described in eXp's privacy policy at exprealty.com/privacy.

2. Information we collect

We collect information you provide directly to us when you use the Service:

From agents who submit listings:

• Name, license number, brokerage, phone, email, co-listing agent
• Property address, county, MLS number and source, price, beds, baths, square footage, lot size, year built, garage, subdivision
• Property description, features, photos, video URLs, virtual tour URLs
• Showing instructions, open house dates, buyer agent commission
• Required compliance attestations (license active, written authorization, Clear Cooperation, photo rights, listing accuracy, brokerage supervision)

From homeowners who submit FSBO listings:

• Name, phone, email, preferred contact method
• Required attestation that you are not working with a real estate agent
• Property address, county, price, beds, baths, square footage, lot size, year built, garage, subdivision
• Property description, features, photos, video URLs, open house dates
• Any additional notes you provide

From buyers who submit inquiries on property pages:

• Name, phone, email, preferred contact method, best time to reach you
• Type of interest (tour, more info, comparable sales, school zone info)
• Preferred showing date
• Whether you are working with another agent
• Any message you choose to send
• Listing you inquired about (address, listing type)

From visitors who leave a support tip:

• Your name, email, and any note you choose to send
• Payment information processed by Stripe (we do not receive or store your card number)

Collected automatically when you visit the Site:

• IP address, browser type, operating system, referring URL, pages visited, time spent
• Approximate location based on IP address
• Device identifiers via Cloudflare and analytics tools

3. How we use information

We use the information we collect for the following purposes:

• Operate the Service. Display submitted listings on public property pages, route buyer inquiries to the listing agent or FSBO owner, send confirmation emails, and operate the internal dashboard.
• Compliance. Maintain records as required by the Tennessee Real Estate Commission (TREC), the National Association of REALTORS® (NAR), the relevant Multiple Listing Service, and other applicable real estate regulations.
• Distribution. With your authorization, distribute listings to our social media channels and regional Tennessee Facebook groups.
• Communication. Send weekly status check-in emails to active listing submitters as required to keep listing information current and accurate per TREC Rule 1260-02-.12(5)(c).
• Improvement. Analyze how the Service is used to improve it.
• Legal. Comply with legal obligations, respond to lawful requests, and protect the rights, property, and safety of users and others.

4. When we share information

We share information in the following limited circumstances:

Routing of buyer inquiries:

• When a buyer submits an inquiry on an agent listing, the buyer's information is sent to the listing agent (the email they provided during intake) and to the Share This Listing internal dashboard.
• When a buyer submits an inquiry on an FSBO listing, the buyer's information is sent directly to the FSBO owner (the email they provided during intake). Buyer inquiries on FSBO listings are not routed to Find A Home Team agents.
• The buyer also receives a confirmation email at the address they provided.

Publicly displayed information:

• Property details, photos, listing description, features, agent name, agent brokerage, and MLS number (if provided) are publicly displayed on the property page at share.myagentpage.app/l/[slug].
• For FSBO listings, the property details and photos are publicly displayed; the owner's phone and email are not publicly displayed on the property page (they are used to route buyer inquiries privately).

Service providers:

We share information with vendors who help us operate the Service:

• Cloudflare (hosting, content delivery, security, analytics)
• Resend (email delivery)
• Stripe (payment processing for support tips)
• Cloudflare R2 (photo storage)

These vendors process information on our behalf under written agreements that limit their use of the information to providing services to us.

Compliance and law enforcement:

We may share information with regulators (such as TREC), MLS organizations (such as RealTracs), eXp Realty's principal broker, or law enforcement when required by law, by court order, or to defend our legal rights.

What we do not do:

• We do not sell your personal information.
• We do not share your phone number with third-party advertisers or affiliates.
• We do not transfer your opt-in consent to receive text messages to any third parties.

5. How we protect information

We use commercially reasonable safeguards to protect information:

• All Site traffic uses HTTPS encryption (TLS).
• The internal dashboard is protected by Cloudflare Access with email one-time-password authentication, restricted to authorized personnel only.
• Photos are stored in Cloudflare R2 with access controls.
• Database queries use parameterized statements to prevent injection.

No system is perfectly secure. We cannot guarantee absolute security. By using the Service, you acknowledge that no Internet transmission or storage system is 100% secure.

6. How long we keep information

We keep information for the following periods:

• Listing data (agent and FSBO): three (3) years after the listing's last status change, in accordance with TREC Rule 1260-02-.40 records retention requirements.
• Buyer leads: one (1) year after submission, unless the lead has resulted in a transaction (in which case the related records are kept three years).
• Photos: retained alongside the listing record.
• Support tip records: retained indefinitely by Stripe; we retain our own internal record for seven (7) years for tax purposes.
• Email logs and analytics: retained per vendor default (typically 90 days to 2 years).

You can request deletion of your information at any time (see Your rights and choices), subject to exceptions where we are required to retain it.

7. Your rights and choices

Access and correction:

You can request a copy of the information we hold about you, or ask us to correct inaccurate information, by emailing [email protected].

Deletion:

You can request deletion of your information by emailing [email protected]. We will delete your information, subject to exceptions including:

1. Records we are required to retain by law (such as TREC three-year retention).
2. Records necessary to complete a transaction you initiated.
3. Records necessary to detect security incidents, fraud, or illegal activity.
4. Records necessary to comply with legal obligations.

Opt-out of marketing:

You can unsubscribe from any marketing email by clicking the unsubscribe link in the email, or by emailing us. Transactional emails (status confirmations, inquiry confirmations) cannot be unsubscribed while you have an active submission on the Site.

Opt-out of SMS:

If you receive text messages from us, reply STOP to opt out at any time.

Cookies:

You can disable cookies in your browser settings. Some Site features may not work correctly with cookies disabled.

8. TCPA and SMS communications

By submitting a listing, a buyer inquiry, or any contact form on the Service, you consent to receive auto-dialed and/or pre-recorded telemarketing calls and/or text messages on the phone number you provided from or on behalf of Find A Home, Inc. and eXp Realty, including from the following telephone numbers: (615) 558-8143 and (615) 913-4293, and from other numbers related to or affiliated with our brokerage. We may use an automatic telephone dialing system, an artificial or prerecorded voice, or text messages.

Standard message and data rates may apply. Your consent is not a condition of buying any property, service, or other goods. You may opt out at any time by replying STOP to any text message, by clicking the unsubscribe link in any email, or by contacting us directly.

You acknowledge that you may receive emails or communications with mortgage-related information. You certify that the number you provided is your own actual cell phone or landline number. If your number changes, please notify us promptly.

9. California residents (CCPA)

If you are a California resident, you have additional rights under the California Consumer Privacy Act (CCPA):

• The right to know what categories of personal information we collect, the sources, the business purpose, and the categories of third parties with whom we share it.
• The right to request specific pieces of personal information we have collected about you (data portability).
• The right to request deletion of your personal information, subject to exceptions.
• The right not to be discriminated against for exercising your CCPA rights.

In the preceding 12 months we have collected: identifiers (name, email, phone, IP address), California Customer Records information, commercial information (listing details, transaction context), internet activity information (page views, referrers), and inferences. We collect this information directly from you and from cookies/log files.

In the preceding 12 months we have not sold personal information. If we ever decide to sell personal information, we will provide notice and instructions to opt out before doing so.

To exercise your CCPA rights, email [email protected] or call (888) 519-5113. We will verify your identity before responding. You may make a verifiable consumer request for access or data portability twice within a 12-month period. We will respond within 45 days, or up to 90 days if we notify you of the need for additional time.

You may also designate an authorized agent to make a request on your behalf. The agent must provide proof of authorization.

10. European Union residents (GDPR)

This Site is intended solely for individuals residing in the United States. By accessing and using this Site, you represent that you are not a resident of the European Union or, if you are, you expressly consent to the collection and use of your personal information as described in this Policy. We do not knowingly target or solicit individuals in the European Union. If you believe we have collected your information without proper basis under GDPR, please contact us and we will delete it.

11. Children under 13

The Service is not directed to children under 13. We do not knowingly collect personal information from children under 13. If you are under 13, please do not use this Site or submit any information. If you are a parent or guardian and believe we have collected information from your child, please contact us and we will delete it.

12. Cookies and tracking

We use cookies and similar technologies for the following purposes:

• Essential cookies that allow the Site to function (session, security).
• Analytics cookies (such as Cloudflare Web Analytics) that help us understand how the Site is used.

We do not use third-party advertising cookies. You can disable cookies in your browser settings.

13. Changes to this Policy

We may update this Policy from time to time. We will revise the "Last updated" date at the top of this page when we do. Material changes will be communicated through a notice on the Site. Your continued use of the Site after a change indicates your acceptance of the updated Policy.
